National Rental Affordability Scheme


The National Rental Affordability Scheme (NRAS) is an Australian Government initiative, supported by the States and Territories, which ceased in Queensland on 30 June 2025.

NRAS sought to address the shortage of affordable rental housing by offering annual financial incentives to NRAS Approved Participants to rent new dwellings to eligible low to moderate income households for at least 20% below the market value.

Housing assistance

Incentive values for 2025–26

The annual financial incentive is currently $13,260.87 per dwelling. The incentive has 2 parts:

  • the Australian Government contribution of $9,945.65 per year as a refundable tax offset, or a cash payment for charitable institutions
  • the Queensland Government contribution of $3,315.22 per year as a cash payment for dwellings in Queensland.
